What should I check before buying land in Pokhara?

At minimum: that the seller's name on the ownership certificate matches the current Land Revenue Office record, that there is no mortgage or freeze registered on the plot, that the plot on the survey map matches what is physically on the ground, that legal access exists, that land tax is cleared, and that the plot is not affected by a road-widening line or a pending court case. An advance paid before these checks is the most common way buyers in Pokhara lose money.

My neighbour has built over my boundary. What can I do?

First establish what the record says: the survey map and field book, not the wall, define the boundary. Where the record supports you, the claim can proceed as a civil case at Kaski District Court, often after survey measurement and an attempt at mediation. Acting early matters — long undisturbed possession makes the case harder.

The land is still in my late father's name. How do we transfer it?

This is a नामसारी (transfer on death) matter, done at the Land Revenue Office with the death registration, relationship certificate and the consent or the partition position of the heirs. Where the heirs disagree, or one heir has already dealt with the land, it becomes a partition matter and moves to court. Bring the certificate and family documents and we will tell you which of the two you are in.

Can you handle my land case in Pokhara while I am working abroad?

Is a written agreement without registration valid for land?

Transfer of land ownership in Nepal takes effect through registration at the Land Revenue Office. An unregistered agreement or advance receipt may create rights against the person who signed it, but it does not by itself make you the owner — and buyers who rely on it are exposed if the seller registers the plot to someone else.
